Farm - Cockscomb Mountain

This farm literally forms part of the foothills of Cockscomb Peak which it’s the prominent feature of the Groot Winterhoek mountain range. The property is easily accessed via the Elandsrivier gravel road and then also a short gravel road crossing a neighbouring farm and with this property being the end user of said road it’s therefore very private.

Made up of 2 titles, the property is just over 324 ha in extent.

The farm is situated on the Southern slope of the Grootwinterhoekberge of Baviaanskloof -“Valley of Baboons”- fame. The farm boundary actually borders onto Baviaanskloof to the west. Breathtaking views of Cockscomb Mountain are on offer as well as expansive views of the surrounding mountain ranges and the Elands River Valley. The terrain is characterised by Cape Fold Mountains with huge dramatic cliff faces and spectacular rock formations, one rock prominence in particular has a striking resemblance of a huge head/portrait. A vast amount of rain catchments off Cockscomb Peak are all channeled through this property giving way to a steep sided gorge carved through time by a crystal clear perennial stream with several permanent waterfalls. It was evident from the flood line and also as confirmed with the current owners that this stream rises to nearly 10 meters deep after a 100mm downpour for example. This is a true unspoilt wilderness area and with limited road access, other than to the stone cottage itself which is located in the centre of the property, it offers unparalleled hiking opportunities.

Veld types
This farm is ecologically diverse consisting of a mosaic of vegetation types ranging from the vegetation of the Cape Floral Kingdom showing the typical components of fynbos, namely: proteas (e.g. sugarbush and pincushions), ericas and restioids. Grassy fynbos occurs on the relatively wet plateaus. The grass species found include: “Rooigras” and Pentaschistis eriostoma and Erica pectinifolia grow on the shallow soils derived from weathered quartzite. Indigenous cycads (Encephalartos longifolius), survivors from an ancient era, are found in abundance.
There are also a few small pockets of valley bushveld as far as trees are concerned.
Other tree species found on the property include: Tierhout, Iron Wood and False Olive.
The farm also has a fair amount of invasive black wattle spread along parts of the main water course as well as the smaller tributaries and the current owner is busy with an ongoing project to eradicate it.

The farm falls in a summer rainfall area; however, August usually records the highest monthly figures and the annual average is 600 mm.

This farm has a well appointed stone cottage offering 2 beds and 1 bathroom (shower and double basin) as well as a large open plan kitchen, dining room and lounge area. Most of the furniture will remain as part of the sale except for some antiques etc. The outbuildings include: a storeroom, battery room and temporary workers accommodation. The cottage is supplied with power via a solar system plus gas is also used for cooking and the heating of water. Water comes from rain catchments into several “Jojo” storage tanks from where the water gets pumped to two header tanks and then gravity fed back to the house itself. As discussed there is a perennial stream and even in the drought conditions all the waterfalls were still running strongly. The farm is mostly fenced with stock fencing and the fence of the remote Northern section ranges from needing some repair to being non existent in places.

Wildlife species
Includes: Kudu (transient), Bushbuck, Mt. Reedbuck, Klipspringer, Grysbok, Bush Pig, Cape Mountain Leopard as well as other smaller mammals.
Bird species of special interest include Cape rock-jumper, Orange-breasted Sunbird, as well as Black and Martial Eagle and various other birds of prey.

The natural beauty of the land forms as well as the array of plant and animal species will prove an absolute delight for any amateur or accomplished botanist and/or birdwatcher or simply indulge in your own private water rich mountain retreat.
