The farm is situated on the Port Elizabeth side of Grahamstown and is just a few kilometers north of the N2.

Made up of a single title, the farm is a little over 147 hectares in extent.
Nestled up in the Highlands Mountains, this picturesque property has sweeping views across the neighboring lower lying ground which is where Jameson and Milner dams are located. The farm lies between two mountain ridges and it consists of a series of gentle rolling hills and valleys which are intersected by several earth dams.
The farm displays a healthy covering of robust sour veld grazing and while this is suitable for both small and large livestock farming the main focus here is currently about 150 Blesbok which are running in various breeding programmes. The Blesbok are not included in the sale price but can be negotiated for should one want to take them over or they can simply be relocated. The relatively high carrying capacity plus the interesting mix of topography this farm has to offer means that it has all the necessary ingredients for a small lifestyle game farm.
Veld types
Most of the farm is sourveld mountain grassland. While officially the area has a 1LSU – 3ha carrying capacity, this farm has proven to carry a bit more than this as there were about seventy head of Nguni cattle grazing on the property, and they were not even making a dent on the grass cover. Historically there was also once +- 800 hamels being farmed here.
Currently there are 55 bonsmaras and 150 blesbok running on the property.
There are approx. 220 Yellowwood saplings planted as well as approx. 1500 Cape Ash trees and the property has a great little Poplar and Blackwood forest.
Rainfall / Water
The farm falls in a summer rainfall area with an annual average of around 750mm. The farm is water rich and as discussed the farm has several earth dams and from the largest dam (fountain fed) there is a pipeline running through the middle of the property, so water can be allocated to any part of the farm if needs be. This same pipeline also services two neighbouring properties with domestic water.
This farm is still a blank canvas as there are no buildings as yet so one is free to select from several superb building sites.
The external boundary fence was recently newly game fenced (17 strand) and there are five newly fenced camps - 12 strands.
There are seven earth dams on the farm.
There is an Eskom line that electricity can be taken off from through a new supply agreement with Eskom.
There are: Blesbok (not included), Grysbok, Grey Duiker, Bush Pig.
The location of the farm is excellent being so close to Grahamstown. While previously farmed to cattle and sheep, given the fact that it is already game fenced I would see game breeding as the best use. That said, there is also possible development potential with 15 plots having already been surveyed and awaiting final approvals and over time this might be the most lucrative route to follow.
The property is held in a Pty Ltd and the shares can be purchased with no transfer duty being applicable to the transaction. Further details to be discussed with interested parties.
All in all, this unit is well situated and well priced and I think it will be a very rewarding acquisition.
Price R 1 950 000 plus vat if applicable.
