The property falls within the exclusive Mosterts Hoek and Rebelsrus conservancy area. The coastline here is wild and rocky with small sandy beaches. The sea life is very healthy and the fishing superb. The larger coastal piece, (approx 79h) has all the development, while a 2nd; smaller piece is completely undeveloped and lies in the inland dune belt.
Veld types
The bulk of the veld here is the dense coastal forest typical of this stretch of the Eastern Cape Coastline. There is significant Port Jackson willow infestation, but there seems to be pockets of each, without many areas where the Port Jackson has invaded the indigenous growth. Where the Port Jackson has been cleared, kikuyu grows prolifically, making little emerald grass islands in the forest.
Rainfall / Water
The farm falls within the Humansdorp transitional summer / winter rainfall area with an annual average of 700mm. This property has an incredible natural spring that emerges just above a small coastal gully, that runs at a constant 30 000 L / hr, even through the recent drought. This supply is so reliable that it was previously the sole supply for the St Francis Bay and Cape St Francis area, which pumped this water for their domestic supply. The have subsequently linked into the Churchill pipeline, so no longer utilize this resource.
Improvements
The House is of a prefab nature, but is sturdy and spacious. It has a large lounge and open plan kitchen, and a separate bar / braai area. There are 4 spacious bedrooms and a bathroom with bath and shower.
In late 2011, the owner cleared approx 3.5h of the Port Jackson and established Kikuyu pastures under drag lines, irrigated from the sump at the fountain. He has camped this off and used it, along with a neat shed set up, to raise and wean dairy heifers for local milk farmers. It would similarly work very well for both horses and sheep. It certainly demonstrates the agri potential of the place and there are numerous similar pockets that one could develop without impacting on the natural forest.
